OpenSpace
360-degree jobsite capture and AI progress tracking that turns walkthrough video into a searchable, dated site record.

OpenSpace was founded in San Francisco in 2017 by Jeevan Kalanithi, Philip DeCamp, and Michael Fleischman, who met while working on computer vision research at MIT's Media Lab and set out to fix a problem specific to construction: jobsites change daily, but most documentation of what actually got built, and when, still depended on someone remembering to take photos. The company's platform lets a superintendent walk a site with a 360-degree camera clipped to a hard hat, then automatically stitches the footage onto the building's floor plan so anyone can scrub through a timeline of any location on the project. It layers in progress tracking, BIM model comparison, punch list and observation tools, and two-way sync with Procore, and the company reports its platform has captured tens of billions of square feet across a large base of construction firms worldwide. OpenSpace raised a $102 million Series D in 2022, later extended to $111 million with additional strategic investment, at a valuation of roughly $900 million, with backers including Lux Capital, Menlo Ventures, and Alkeon Capital Management. In 2023 the company acquired Disperse, a UK-based construction progress-tracking startup, to expand its AI analytics capabilities.
